Best Practice Budgeting & Funds Management

  • ‘Building Health Check Report’- conduct periodic site inspections and provide report to the owners corporation/strata committee on any recommended actions with respect to repairs and maintenance, including proactive reporting on capital works fund planning and projects.  We believe in best practice financial and asset management to ensure your property is maintained to an optimum standard.

  • Active engagement with appropriate experts to prepare accurate 10-year capital works fund forecasts that can be practically used to ensure your building is adequately funded.

New Scheme Establishment & Post Construction Management

  • Active and engaged building defect management for new schemes, including providing guidance on legislative requirements and best practice inspection and reporting processes, in consultation with the expert and legal teams engaged by the owners corporation.

  • Liaise with the builder and developer throughout the inspection, reporting and negotiation process to support a collaborative working relationship between the owners corporation, builder, and developer during a scheme’s infancy, with the view of mitigating any unnecessary legal fees.

  • Actively monitor and track the closure of any work performed by the builder within the applicable warranty periods to ensure a centralised data base of all information is maintained by the owners corporation and liaise with the owners corporation’s experts to coordinate close out inspections and ensure that any work has been performed satisfactorily.

Enhancing your Asset

  • Administrative work for building rectification and refurbishment projects, in consultation with experts engaged by the owners corporation.

  • Administrative work to comply with government Orders, for example Fire Orders, Building Work Rectification Orders, replacement of combustible cladding.

  • Active engagement in sustainability projects, including consultation with appropriate experts and/or Council to obtain quotations and facilitate EV charging, solar, LED lighting, mechanical/HVAC upgrades, as well as NABERS rating.

  • Provide guidance on appropriate changes to the bylaws or Strata Management Statement/Shared Facilities Schedule for your scheme, including practical application of any proposed changes.
